A DSCR loan qualifies a rental property based on the income it produces, measured by the debt service coverage ratio, instead of the borrower's personal income or tax returns.
It is designed for investors buying, refinancing, or taking cash out of stabilized rental property. The property, rent, expenses, borrower, and transaction are still reviewed, and all terms are subject to underwriting.
What Is DSCR and How Is It Calculated?
Debt service coverage ratio compares a property's gross rent with its PITIA housing expense. In plain English, gross rent is divided by principal, interest, property taxes, insurance, and association dues when applicable. A result above break-even indicates that rent exceeds the included housing expense, while a result below break-even indicates a shortfall.
Illustrative only, not a quote. If monthly gross rent were $2,500 and monthly PITIA were $2,000, the calculation would be $2,500 divided by $2,000, producing a DSCR of 1.25. This simple example explains the formula only. Actual qualification uses the income and expense figures accepted in underwriting.
The rent figure may come from an existing lease, market-rent analysis, or other approved documentation depending on the transaction and property. Taxes, insurance, association dues, interest, and amortization assumptions must also be supportable. The required coverage level and final calculation are confirmed per deal rather than promised from a preliminary estimate.
DSCR Loan Requirements
A DSCR loan requires a non-owner-occupied rental property with supportable income, acceptable condition, clear title, appropriate insurance, and a financeable business-purpose transaction. Underwriting reviews rent, PITIA, property type, valuation, borrower credit, liquidity, entity documents, ownership, and the requested loan structure.
No tax returns and no W2s are required because qualification centers on property cash flow rather than personal income. That does not eliminate borrower review. Credit and liquidity help establish the ability to manage the property, cover obligations, and respond to vacancies or repairs.
No minimum credit score or minimum DSCR is stated here because those terms are confirmed per deal. A property's income profile, leverage request, location, condition, lease structure, and borrower strength can all affect eligibility and pricing.
Short-Term and Long-Term Rentals
DSCR financing can support both short-term and long-term rental strategies when the property, market, and income documentation meet underwriting requirements. A long-term rental is commonly evaluated through an executed lease and market-rent support. A short-term rental may require additional evidence because nightly income can vary by season, occupancy, regulation, and operating model.
For an Airbnb or other short-term rental, underwriting may consider market data, operating history when available, property management, local rules, and the durability of projected income. Eligibility is not assumed solely because a property has been advertised for short stays. The accepted rent and resulting DSCR are confirmed during underwriting.
Purchase and Cash-Out Refinance
A DSCR loan can finance a rental purchase or a cash-out refinance, with 80% LTV and a maximum loan amount of $5M, subject to underwriting. For a purchase, the analysis connects the contract price, appraised value, market rent, and proposed debt service.
For a cash-out refinance, underwriting also reviews current ownership, existing liens, property condition, value, rental performance, and the purpose of proceeds. Available cash is not simply the difference between value and the requested leverage. Payoffs, closing costs, reserves, seasoning, and other program requirements can reduce net proceeds.
Cash-out can support portfolio liquidity, property improvements, or future investment activity, but the refinanced property must still support the new debt. Final proceeds and conditions are confirmed per deal.
Refinancing Out of a Fix & Flip or Bridge Loan
A DSCR refinance can replace short-term fix and flip or bridge debt after a property is renovated, rented, and ready for long-term ownership. This is the refinance stage of the BRRRR strategy: buy, renovate, rent, refinance, and repeat.
The transition depends on more than finishing construction. The property must meet condition requirements, the value must be supported, rent must be documented in an acceptable way, title and insurance must be ready, and the new DSCR loan must fit program leverage and cash-flow standards. Existing payoff and closing costs are part of the proceeds calculation.
Planning the permanent exit before taking the short-term loan can reduce surprises. Investors should test realistic rent, taxes, insurance, association dues, and debt service while leaving room for changes in value or pricing. Approval of the earlier loan does not ensure approval of the eventual DSCR structure, which is separately underwritten.
Rates and Terms
DSCR rates are starting at 6.50%, subject to underwriting, with origination starting at 1.50%. The program offers a 30-year term, 80% LTV, and an interest-only option. The maximum loan amount is $5M.
Actual pricing and proceeds depend on the property's cash flow, leverage, valuation, location, property type, borrower credit, liquidity, prepayment structure, and other underwriting factors. An interest-only option can reduce scheduled payments during its applicable period, but it does not reduce principal and may affect long-term cost and refinance planning.
A useful quote starts with accurate property and rent information. Submit the address, transaction type, price or current value, market rent, taxes, insurance, association dues, ownership status, borrower profile, and current deal stage. Terms are quoted per deal and remain subject to underwriting, appraisal, and approval.

Short-term rentals can be considered when the property, market, local rules, and income documentation support the request. Eligibility and the accepted rent are confirmed per deal.
